Pros and Cons of the Basic Types of Homes Ranch style - A ranch style house is a one story house with a low-pitched roof. This is a very popular style of home. Advantages: Single Story Long, Low roofline Simple & open floor plans Attached garage Large windows Vaulted ceilings Disadvantages: Lack of style Sterile & Utilitarian style Often seem dark & generic No sense of natural light & free interior space May require a larger lot size for the same square footage as a compact home Bi-level & Tri-Level - These types of homes are typically one-story houses which are raised up, with another level on the ground floor, basically a raised basement floor. A tri-level would have a third level, where the bi-level only has the two levels. These are also referred to as "split homes" because the front door is sometimes split between the two floors. Advantages: Economic to build Very efficient use of space Easy to move through the house Can be built into a slope or hill Disadvantages: Stairs must be built to connect entrance to driveway because of uneven levels (icy conditions could cause problems) Typically includes many stairs (difficult for elderly) Uneven heating & cooling Two Story - This is a basic single-family home. Two-story homes are basically free standing buildings that could also be called detached or separate homes, because they are separate from other buildings. They may have multiple floors and several rooms within each floor. Advantages: Allows for private space Easy to make additions There are many different rooms on the interior for different activities Disadvantages: Maintenance repair costs can be expensive Often lacks amenities May be required to pay homeowner’s fee Landscaping and upkeep could get costly
